It all started with a cup of coffee!

My father, Chris, and I have always been very passionate about real estate. 

Yes, we watch HGTV and have seen the “flipping shows,” but we have both been fully immersed in the industry for over 15 years and have always wanted to start a family business. 

The conversation really began after the story I’ll detail below, but what we learned is there had to be a better way to help sellers than the traditional “list with an agent.” 

Boy is there tons of red tape and VERY Time consuming. 

We set out to build a company that presents fair offers, close quickly and without the hassle!

So here’s the story 

We found a  house that had been on the market for 2 weeks and we were feeling optimistic. 

We showed up at the house and saw the sellers packing their things and heading out for the day. 

I vividly remember thinking, “man that sucks.” Yes, their house was livable, but the reality was the house needed work. We head into the house and insert the pushy agent

(c’mon we all have come across THAT guy). 

He proceeds to point out the highlights, but neglects the obvious…

Yes, there’s a great view, but that aside this place needed to be completely renovated. 

We did our due diligence and ran the numbers and presented the agent with a fair cash offer on sight and will buy the house AS IS. 

Fast forward to later that evening we came to find out the agent advised the seller to go with a higher offer. 

Bummer! Life goes on. 

Fast forward 2 weeks and the house comes back on the market. 

Shocker! 

Unfortunate because we had moved on to another property, but the agent gave us a call and said the other buyers backed out after an inspection. 

This property then goes on to sell for exactly what we offered prior. Think about it, we offered this seller $155,000, which in our mind was where the numbers worked. 

Using an agent this seller had to pay 6% commissions, which totaled $9,300. This makes their net profit $145,700. 

Not only did they net less, BUT they had their house on the market for 30+ days and then had to wait for their buyer to get mortgage approval(45 days). 

SO all in 75 days of waiting to sell their house all to net less than what we offered.
